How this utilities estimate is built

Electricity is estimated at $0.12 per square foot and gas at $0.05 per square foot, each multiplied by a climate factor (0.8 for mild, 1.0 for moderate, 1.3 for extreme heat or cold) since heating and cooling load drives most of the swing in energy bills. Water is estimated at $40 per occupant per month, while internet and trash/sewer use the flat dollar figures you enter directly rather than a formula.

Square footage and occupant count are used because they're the two factors that most reliably predict utility usage across different households — bigger homes need more energy to condition, and more people use more water, regardless of location. Climate is applied as a multiplier rather than a separate line item because it scales the same underlying energy cost rather than adding a fixed amount, which better reflects how a hot or cold climate inflates an otherwise similar home's bill.
